What a flat costs to buy

For comparison with rent: flats in Ostrava sold for an average of CZK 60 498 per m² in 2025, by real purchase contracts in the land register, not estate agents' asking prices; that is +23 % on the year before. A typical 2+kk of about 55 m² thus comes to roughly CZK 3.3 million, as much as 25.1 years of rent. That leaves out mortgage interest, the building's repair fund and the fact that prices and rents keep rising.

What locals pay

The price map shows a typical price, not what people really pay. That's why on every neighbourhood's page we ask locals what they pay in rent and charges. Answers are anonymous and we show only the median of at least five answers.

What to think of besides rent

  • Advance payments for services and energy. Heating, water, the lift and cleaning are paid in advance and settled once a year. In an older house with a gas boiler expect different amounts than in a prefab block with central heating.
  • Deposit. A landlord may ask for at most three months' rent and must return it with interest when the tenancy ends. More in the guide to the rental contract.
  • Agency fee. When renting through an estate agent, a one-off fee is often added, usually one month's rent.
  • Transport. Cheaper rent on the outskirts can be eaten up by a longer commute. How long it takes from each neighbourhood to the centre is in the guide where to live in Ostrava.
