Living by the Brno reservoir

Summer by the water, forests for walks and the zoo round the corner. The neighbourhoods around the Brněnská přehrada (the Brno reservoir) attract families and sports lovers, but differ in their housing, the trip to the centre and what is on the spot. A comparison on live data.

The reservoir as a neighbour

The Brněnská přehrada on the Svratka is the largest body of water in the city: beaches, boat services, cycle paths along the shore and forests all around. Those who live nearby have summer by the water and winter in the forest without a car. The price is a longer trip to the centre, from some neighbourhoods only by bus.

Bystrc and Kníničky

Bystrc is a large neighbourhood below the dam: a prefab housing estate, an old village core, the zoo and a tram. Kníničky is a small village neighbourhood right by the water; the original village was flooded by the reservoir when it was built at the end of the 1930s and the new one grew higher up on the shore. People here mostly live in family houses.

Komín and Žebětín

Komín lies on the Svratka below the reservoir, closer to the centre, with a housing estate as well as older houses. Žebětín is a village neighbourhood in the forests beyond Bystrc; the reservoir is reached through the forest, the centre by bus.

How to read the comparison

  • Trip to the centre: the median public transport journey on a weekday morning including the walk to the stop; by the reservoir the most important row. The night journey row shows how you get home from an evening out.
  • Green space: the share of parks and forests and the distance to the nearest green space; water does not count as green space, the reservoir comes on top.
  • Shops and doctors: how many addresses have a supermarket nearby and how many GPs and pharmacies there are. Small neighbourhoods tend to have fewer services, so look at the shops and doctors rows.
  • Playgrounds and schools: for families with children; check the nursery and primary school directly at the address.

Summer by the water, winter in the forest

A loop for walkers and cyclists runs around the reservoir, there are beaches on the shore and boats run in season. The forests join the Podkomorské lesy to the west. It is ideal for dogs, see living with a dog in Brno; where in Brno the forest is closest is in green neighbourhoods of Brno.

Check the specific address

By the reservoir a lot depends on exactly where you live: on the edge of Bystrc by the tram, or at the far end of Kníničky by the forest. Check the address of the flat or house before you decide:
