The centre is not one neighbourhood

The historic core between náměstí Svobody and Zelný trh is the Brno-město neighbourhood. Around it lie the neighbourhoods people usually count as the centre: Veveří and Stránice in the west, Staré Brno and Štýřice in the south, Trnitá by the main railway station in the southeast, Zábrdovice in the east and Černá Pole with Lužánky park in the north. Each has different buildings, a different rent and a different pace.

The core and the north: Brno-město, Veveří, Černá Pole

Brno-město is the historic core with a pedestrian zone, shops and culture. Veveří is streets of tenement houses between the centre and Kraví hora, with faculties of Masaryk University. Černá Pole is a tenement neighbourhood around Lužánky with villas towards Villa Tugendhat.

The south and the east: Staré Brno, Štýřice, Trnitá

Staré Brno is the neighbourhood around Mendlovo náměstí below Špilberk, with a brewery and a monastery. Štýřice lies beyond the Svratka river south of the centre, a mix of older tenement houses and new development. Trnitá is the neighbourhood by the main railway station, with a lot of construction under way.

How to read the comparison

  • Rent: the first row shows the typical rent for a 2+kk in the neighbourhood. In the centre, the state of the building and whether the flat faces the street or the courtyard matter a lot.
  • Trip to the centre: short everywhere in these neighbourhoods; the night journey row is more interesting if you go out in the evening.
  • Shops, restaurants, bars: how many there are around and how many addresses have a supermarket nearby.
  • Green space and playgrounds: the share of parks and forests and how many addresses have a playground nearby; for families with children in the centre, the most important row.

What to watch out for in the centre

  • Noise. A flat facing an avenue with a tram and a flat facing the inner courtyard are two different worlds. Stop by the building in the evening too.
  • Parking. Resident parking applies in the centre; with a car, expect to wait for a space or pay for a garage. Those who don't need a car have it easiest, see living without a car in Brno.
  • State of the building. Old tenement houses have high ceilings and charm, but also old wiring and pipes and no lift. Go through the flat viewing checklist.
