61 towns over 20,000 residents by how many years of rent buying a flat costs: the average purchase price per m² divided by the yearly rent per m² of a 2+kk, 2+1 flat. The fewer years, the sooner buying pays off against renting.
The ranking compares the Czech towns over 20,000 residents on Městomat without Prague, Brno and Ostrava, which have neighbourhood rankings of their own.
Frequently asked questions
In which town does buying a flat pay off most against renting?
Among the 61 towns compared, buying a flat costs the fewest years of rent in Chomutov: 12.1 years of rent. The most in Olomouc: 22.5 years of rent.
How is the ranking calculated?
We divide the average purchase price of a flat per square metre (from purchase contracts over the last three years, Czech Statistical Office) by the yearly rent per square metre of a 2+kk, 2+1 flat from the Ministry of Finance rent map. The result says how many years of rent a flat would cost; it leaves out interest, maintenance funds and price growth.
